1. Contingency. There are two main types of contingencies when you’re trying to buy a home before selling yours. The first is submitting an offer that’s contingent on selling your home, even though it’s not under contract yet. The second and stronger option is making an offer that’s contingent on your home already being under contract and through inspection. This second option gives the seller more confidence that the deal will close, which makes them more likely to accept your offer.

2. Short-term solutions. You’ve also got two main options here. One is short-term financing, like a bridge loan, which gives you access to funds before your current home sells. The other is a rent-back agreement, where you sell your home but stay in it for a little while after closing. Bridge loans can be a bit pricey, and rent-backs depend on whether the buyer is okay with waiting to move in.

You could also consider a cash investor for a quicker close but do keep in mind that cash offers are usually lower than market value. Still, they can offer speed, convenience, and more certainty. Whatever you choose, these options can give you some breathing room to make your move work.
