What’s really happening in our real estate business? Over the past couple of months, we’ve talked to around 20 sellers and helped a handful of buyers, and we really hit some home runs. By walking you through those experiences, we think it’ll be easier to understand what’s actually going on out there right now.
What we’re seeing with sellers. Most of the sellers we’ve met recently have very compelling reasons to move. Divorce, relocation, and even caring for family members have been driving a lot of these sales. In other words, the people who are selling homes today really need to sell. For buyers, that could be an advantage if they have the right agent guiding the process.
For sellers, success comes down to making a strong first impression, and in this market, you really only get one chance. That’s why we do all the heavy lifting before the home ever hits the market. As Zillow Premier Agents and Zillow Showcase listing agents, we use every tool available and go all-in during that first week. This has helped our sellers succeed. While about 40% of listings end up reducing prices, our sellers don’t face that nearly as often.
What we’re seeing with buyers. On the buyer side, the biggest hesitation has been higher interest rates. We help them see that with strong negotiation, there are opportunities to have part of their rate covered. We’ve also been winning when it comes to repairs. Sellers in this market often agree to take care of things that buyers might not want to handle themselves.
In fact, our last two buyers walked away with great deals. We were able to negotiate purchase prices up to $25,000 under appraised value. This shows how much the right approach matters, especially when many listing agents aren’t pricing homes correctly.
Why the agent you hire matters. The truth is, local knowledge and negotiation skills make all the difference. Some sellers aren’t being realistic about their home’s value, and that opens the door for well-prepared buyers. At the same time, sellers who work with the right agent can avoid costly mistakes and make the most of their first impression.
As for buyers, while we’re not expecting widespread price drops, we’re seeing plenty of negotiating, especially on repairs. That’s why hiring the right person is so important. Buyers shouldn’t worry about overpaying, because with the right guidance, you can step through the door with equity already in your pocket.
