What is the best season to sell properties in Arizona? As someone who’s spent time in Arizona’s real estate market, I can tell you that this question comes up a lot, and the answer isn’t simple. The best time to sell depends on several factors, like market trends, seasonal patterns, and even your personal situation.
With that said, Arizona’s market offers certain windows that can really work in your favor as a home seller. Let us break it down for you by season:
January to February: Increased buyer demand and less competition. January is actually our second-highest listing month in Phoenix. Why? It’s all thanks to the snowbird effect. Seasonal residents come back to Arizona, and some are on the hunt for second homes. February tends to see fewer homes hitting the market, which means there’s less competition. If you’re ready to list early in the year, this can be a great time to sell.
March to May: Prime selling season. Now, here’s the sweet spot: March through May is historically the best time to sell because the weather’s perfect, buyers are out in full force, and families are eager to find a home before the new school year starts.
June to August: Summer heat brings challenges. While some buyers are still out there, the extreme heat can slow things down. A lot of people leave town to escape the sweltering temperatures. But serious buyers are still actively looking. If your home has features like a pool, it could really stand out in the summer months. Just be prepared for a bit of a slower pace.
September to October: The last push before the holidays. Once the summer lull fades, September and October bring a second wave of buyers. Those who didn’t make a purchase earlier in the year are now looking to buy before the holidays roll around. It’s a great time to sell, especially if you’ve priced your home competitively.
November to December: Holiday slows, but not all is quiet. This might surprise you, but even during the holidays, Arizona’s market doesn’t completely shut down. We get another wave of snowbirds looking for second homes, and with fewer homes on the market, there’s less competition.
So, what makes Phoenix’s market unique? Phoenix is a rapidly growing metro area with a strong job market. That means there’s demand for homes year-round.
