Is your home just sitting there on the market and not getting the attention or offers you expected? The summer real estate market isn’t what it was earlier this year. Things have shifted, and a lot of sellers are realizing it’s not as easy to stand out anymore.

If you’re wondering what’s holding your home back, let me break it down for you. There are three big things that could be getting in the way of your sale:

1. Pricing might be off. A home that was fairly priced back in April could easily be overpriced by July. With more homes on the market now, buyers are comparing, and if your price doesn’t line up with similar homes, they’ll move on fast.

What I recommend is asking your agent to pull new comps from the past 30 days. Not months ago, but right now. That’ll give you a real-time snapshot of what’s actually selling. Even if your price is just a little off, it can scare off serious buyers before they even step inside.

2. The condition needs attention. With higher interest rates, buyers are already stretching their budgets just to buy. That means they’re less likely to want homes that need repairs or updates.

Before listing, take care of the basic maintenance and small cosmetic fixes. A fresh coat of paint, working light fixtures, and clean and updated spaces could make a difference. Additionally, make sure it’s easy for people to come and see it. If your showing schedule is too tight, agents might just skip it. Evening and weekend availability can really help.

3. Marketing is everything. If you’re just putting your home on the MLS with a few photos, that doesn’t cut it anymore. Buyers are scrolling online, watching video tours, and clicking on social media ads. If your home doesn’t look amazing online, it’s probably not getting many in-person showings either.

Talk to your agent about upgrading your marketing. You want professional photos, great listing copy, and a smart online promotion strategy that reaches buyers where they are. These days, strong marketing isn’t just nice, it’s necessary.
